Introduction
As the London market retains its position as the largest European data centre market, it has had to adapt to various limitations in the last few years. Power and land availability have both remained sizeable challenges for operators especially as the demand from the hyperscalers increases dramatically. Alongside demand for traditional cloud deployments from the likes of Microsoft, AWS and Google, AI has undeniably become a key driver for the development of digital infrastructure across the United Kingdom.
Prior to the AI wave, the focus was almost exclusively on Slough & West London with some projects having also been announced in the Docklands area and East London. However, in the next couple of years, the aforementioned constraints could shift the market dynamics towards the outskirts of the traditional Availability Zones (AZs) and even further afield.
