Overview

Frankfurt continues to grow despite constraints on power and land. Operators have become more flexible in expanding beyond the traditional AZ zones, focusing on securing land with available power. The new South region, including Langen, Neu-Isenburg, Heusenstamm, and Dietzenbach, along with the North region, which covers Schwalbach am Taunus, Liederbach am Taunus, and Hofheim am Taunus, have become attractive areas for larger developments. The market has seen numerous pre-lets deals even before public announcements, highlighting the low available capacity in Frankfurt. Other regions, like Mainz and Hanau, are currently seen as too far away, but this perception is expected to change over time.
